L&T Metro's - Miyapur land parcel vision

L&T metro has about 100 acres of land on the Bombay Highway. In about 40 acres, it would be developing office and retail facilities. This is how the developments will look. Depot at the back and commercial ventures at the front. A walk bridge connecting the station to the office blocks is also part of the plan.

L&T did not start on the project initially because the land in Miyapur was not handed over to the company. Only after they got possession completely, did the company start moving briskly executing the project. The company sees this land parcel as very key both operational as well as for business purposes.

Another Bangalore based builder after Prestige, Salarpuria, Brigade and Provident has stepped into Hyderabad. Looks like Hyderabad looks very tempting in terms of land rates and future prospects for these Bangalore builders who are holding a lot of inventory in their home market.

The project is coming up on a 4 acre parcel next to Alekhya Park Wood project and on the new 100 ft road taking Wipro Circle to ORR (kind of bypass to Nanakramguda Village).

Alkapoor Towship - Manikonda

Alkapoor Township in Manikonda seems to have avoided many drawbacks of Manikonda and Secretariat colony - it has spacious roads, apartments built according to norms and huge parks and other open spaces. The area falls in village panchayat limits but G+5 buildings need HMDA approvals. In 2020, the area was merged with Manikonda Municipality.

Anuhar, Aryamitra and Hallmark are the prominent builders in the locality.

Pooja and Vesella are launching luxury villas and apartments on the Langar Houz road at the back of the township. Accurate Windchimes is also in the same area. Lansum el Dorado, next to Windchimes is a new high-rise attraction at 40 floors.

The positives are its connectivity with Gachibowli. It is currently 8-9 km from Wipro Circle and about 5 km from Mindspace HiTec City with new access roads connecting raidurg with Mindspace rd. 

The Radial Road 5 abutting the My Home Avatar and BRC Sivhills project will cut the distance by 2 km making it pretty easy to reach Wipro circle. Radial Road 5 connnects Shaikpet with Kokapet. But, looking at it in 2021, the road has been a slow chugger for about 5 years now. Not completed even in the lockdown period in 2020.

2021 - The township in now connected to Langer Houz road through a army land parcel, which gives the locality  prime access.

Nov 2018 - Prices hovering around 3,800/- to 4,000/-. Returns since 2015 - 60% 

March 2021 - Prices at 5,000 to 5,400 - Returns since 2015 - 120%

Kollur - Velimela - Pati Ghanpur

These 3 locations are on the ORR that connects Narsingi to Patancheru. After hitting the boundary on GO 111 area towards Shamshabad and expanding into Shankarpally and Mokila belt, this stretch is now catching the fancy of plotting developers.  Few villa projects and couple of apartment projects are currently going on here. A huge choice of plotting ventures on the Kollur-BDL- Shankarpally- Mokila stretch are available.

The push is relentless into these areas inspite of the connectivity challenges.

Drivers - Anticipation of the Tellapur SEZ and Wipro Gopanpally, TIFR (Building nearing completion) and access to Gachibowli. Kollur is Exit 2 while financial district is Exit 1 (drive time 10 min). Talk of Osman nagar Kollur land acquisition for an IT SEZ.

Edulanagulapalli railway station turning into a dry port/ logistics hub under the Sagarmala project and the state government pushing for a passenger terminal is a positive. The passenger terminal plan seems to have been dropped in 2021

Radial road 30 from Gopanpally to Kollur is in works - increasing connectivity to Gachibowli and BHEL/ Nallagandla.

Radial Road no 7 - from Tellapur to Edulanagulapally has received an extension in Feb 2016 till Kondakal where Aparna Western Meadows and other projects are situated. RR7 and RR7 extn are progressing swiftly with Nallagandla rd expansion. Held up by a bridge in construction, otherwise RR7 is being used by locals in Tellapur to reach Kollur ORR exit. 








Both RR30 and RR7 will connect Mokila and Tellapur with Gachibowli with ease.  The road expansion work between Narsingi and Shankarpally is completed and provides very smooth and quick access to Mokila and Shankarpalli.

Activity can be seen in the Tellapur belt after Aliens Space station.  The location is about 2.5 km away from Kollur village.

Kollur - Cadol RR Kollur Plots, IRA plotting and several villa projects and apartments are being launched. Couple are from IRA realty and EIPL is a seasoned player here. The government 2bhk scheme with 16,000 flats is ready. More units are coming up on Osman Nagar and inside Kollur. Couple of apartments are operational.

Velimela - Green Avenues Jewel County plots, Villa projects by Bricmor, Mayfair BHEL villas, Dukes Green City. Bhasyam and Sai Surya couple of ventures each. 
Aparna is supposed to hold about 400 acres here.

Pati Ghanpur - Bhashyam Diamond County.

As we push further towards Shankarpalle, we get on to the Bhanur belt with Peram and Hiranandani as the large players. And, on the Mokila side, with Aparna and Sark being the large players. Mokila is also seeing apartment and villa activity.

My Home Group has kick-started the work on its 400 acre land parcel in Tellapur at Kollur Exit 2. Currently, a villa project - My Home Ankura - is on and an apartment project - My Home Tridasa- is launched in November 2020. It is the 1st of set of 3 gated communities. A school, multiplex is also planned in the land parcel. Plans for the rest 250 acres are yet to be announced.

A number of major schools are in this location - Prachin Global, Birla Open Minds, Gaudium, Samishti, Manthan and Indus International.

New Amazon Campus at Hyderabad - Location Map - Financial District Gachibowli

For people wondering where the big Amazon campus is coming up!!! Here is the location.  The site of 10 acres extent is between Virtusa and Waverock in Financial district in Gachibowli.

The foundation stone for the campus was laid on 30 March 2016.

My Home Constructions - My Home "Avatar" - Puppalaguda, Narsingi, Hyderabad

My Home Avatar is the new project launched by My Home Constructions in Puppalaguda, near Narsingi junction. 

Avatar is being built in an Area of 22.69 acres. The site is the same as the one where DLF announced "New City Heights" and later abandoned it and refunded money. Actually, this is a JV with DLF (land owner).

My Home Avatar will have G+30 floor towers, approx. a 2780 flat community. More dense than other MH projects.  123 flats/ 1 acre

e.g. My Home Jewel - 2016 flats in 21 acres - 96 flats/ 1 acre.

Time line - 3 years + 6 months grace

Avatar seems to have addresses most of the anomalies with respect to MH's other projects like distribution of 2 BHKs vs 3 BHKs. It is better spread out now.

Quoting 3,850/- plus 6 lacs for amenities for a 2BHK  and 8 lacs for amenities for a 3 bhk.

Main USP of My Home Avatar is the Location - It is the killer here - Abutting radial road 5 (goes from Shaikpet to Kokapet - still in development and expansion) and the ORR service road to Narsingi.  

The big positive of My Home Avatar location - the through pass (just in front of the project) under the ORR gives the project access to the service road on the other side as well.  So, the residents will have access to ORR from Narsingi, and 2 service roads on either side of ORR. 

Movement to Mehidipatnam and Jubilee Hills will be helped by Radial rd No. 5 and the Langar house rd via Narsingi village. 
  
Other positives of Avatar - Automated billing system for Water, Power, Gas and Maintenance - is a big positive - builds a harmonious community without anybody suspecting misuse by others.

Close to 100 feet distance between blocks - vertical density will leave for more spaces and might not feel claustrophobic.

My take on My Home Avatar - Great location, the developer has left something on the table for investors - Go for it!!!

My Home Constructions - My Home Bhooja near Bio-Diversity Park

Name of the Project: MY HOME BHOOJA (Being developed through our 100% Subsidiary Aqua Space Developers Pvt Ltd)

Location: Next to Bio-diversity park, Raidurgam, Near Hitech City, Madhapur, Hyderabad. Abutting the existing 45 Mtrs Road from Raheja Mind Space Circle to Bio-Diversity Circle

Number of Blocks for pre-launch: 4 (Four blocks of 4 flats each) – Blocks B, C, D & E (G+35 floors).

The land parcel will have also office complexes on to the Mindspace and Wells Fargo road. According to the developer, these office spaces (21 floors, 2 blocks) will have office space as large as 1.5x of ICICI Bank towers in Financial District. The office space is called My Home Divija. The elevations look stunning. In Oct 2016, the office block construction is progressing pretty briskly, as the Hyderabad market has run out of Grade A office space. So, the builder is pushing the office space as it will have an overwhelming demand.

My 2 cents: Worth it!!! Many would argue, you may get a villa in the vicinity (5 km towards Narsingi and 10 km on Shankarpally road) for the cost of Bhooja. But, I would think that existing villa owners would appreciate the location and availability of large plate sizes on a single floor...makes life much more easy.  Villas take up lot of maintenance and lose lot of space in staircases, lift areas. No single floor is more than 1800/1900 sqft for a 3 cr villa (300-330 sq yds).

Last word, people might argue that villas might double in value and return better than apartments. Agree.  But, please factor in the facilities, location, convenience as well.  I would think the capital returns would be lower than a villa but the property should do well on the returns front as well.

New High rises near Wipro Circle and Nanakramguda by Vasavi Group

Vasavi Group - 57 acre phased development near botanical garden

Vasavi group has signed up HAL employees layout land near Chirec - total 57 acres - to do several projects.  The first one will be a 3 acre development of 300 flats to be launched in Feb 2016.

It is located close to the double laned road that goes and connects the railway track and is part of of 100 ft road project connecting My Home Jewel with Maseed Banda.

The project seems to be moving at snails pace. Update for 22 July 2016 - Earth work in progress at the size.  They are readying two sites - opposite to each other - the other one would be a larger project than the first one.
