The land parcel will have also office complexes on to the Mindspace and Wells Fargo road. According to the developer, these office spaces (21 floors, 2 blocks) will have office space as large as 1.5x of ICICI Bank towers in Financial District. The office space is called My Home Divija. The elevations look stunning. In Oct 2016, the office block construction is progressing pretty briskly, as the Hyderabad market has run out of Grade A office space. So, the builder is pushing the office space as it will have an overwhelming demand.

My 2 cents: Worth it!!! Many would argue, you may get a villa in the vicinity (5 km towards Narsingi and 10 km on Shankarpally road) for the cost of Bhooja. But, I would think that existing villa owners would appreciate the location and availability of large plate sizes on a single floor...makes life much more easy. Villas take up lot of maintenance and lose lot of space in staircases, lift areas. No single floor is more than 1800/1900 sqft for a 3 cr villa (300-330 sq yds).
Last word, people might argue that villas might double in value and return better than apartments. Agree. But, please factor in the facilities, location, convenience as well. I would think the capital returns would be lower than a villa but the property should do well on the returns front as well.
