Kollur - Velimela - Pati Ghanpur

These 3 locations are on the ORR that connects Narsingi to Patancheru. After hitting the boundary on GO 111 area towards Shamshabad and expanding into Shankarpally and Mokila belt, this stretch is now catching the fancy of plotting developers.  Few villa projects and couple of apartment projects are currently going on here. A huge choice of plotting ventures on the Kollur-BDL- Shankarpally- Mokila stretch are available.

The push is relentless into these areas inspite of the connectivity challenges.

Drivers - Anticipation of the Tellapur SEZ and Wipro Gopanpally, TIFR (Building nearing completion) and access to Gachibowli. Kollur is Exit 2 while financial district is Exit 1 (drive time 10 min). Talk of Osman nagar Kollur land acquisition for an IT SEZ.

Edulanagulapalli railway station turning into a dry port/ logistics hub under the Sagarmala project and the state government pushing for a passenger terminal is a positive. The passenger terminal plan seems to have been dropped in 2021

Radial road 30 from Gopanpally to Kollur is in works - increasing connectivity to Gachibowli and BHEL/ Nallagandla.

Radial Road no 7 - from Tellapur to Edulanagulapally has received an extension in Feb 2016 till Kondakal where Aparna Western Meadows and other projects are situated. RR7 and RR7 extn are progressing swiftly with Nallagandla rd expansion. Held up by a bridge in construction, otherwise RR7 is being used by locals in Tellapur to reach Kollur ORR exit. 








Both RR30 and RR7 will connect Mokila and Tellapur with Gachibowli with ease.  The road expansion work between Narsingi and Shankarpally is completed and provides very smooth and quick access to Mokila and Shankarpalli.

Activity can be seen in the Tellapur belt after Aliens Space station.  The location is about 2.5 km away from Kollur village.

Kollur - Cadol RR Kollur Plots, IRA plotting and several villa projects and apartments are being launched. Couple are from IRA realty and EIPL is a seasoned player here. The government 2bhk scheme with 16,000 flats is ready. More units are coming up on Osman Nagar and inside Kollur. Couple of apartments are operational.

Velimela - Green Avenues Jewel County plots, Villa projects by Bricmor, Mayfair BHEL villas, Dukes Green City. Bhasyam and Sai Surya couple of ventures each. 
Aparna is supposed to hold about 400 acres here.

Pati Ghanpur - Bhashyam Diamond County.

As we push further towards Shankarpalle, we get on to the Bhanur belt with Peram and Hiranandani as the large players. And, on the Mokila side, with Aparna and Sark being the large players. Mokila is also seeing apartment and villa activity.

Aparna land holdings of 400 acres in Velimela and 200 acres in Kondakal shown below from an old brochure. The red circled areas. Map it with masterplan provided, you will see the land parcels are in R1 zones connected to growth corridors.

My Home Group has kick-started the work on its 400 acre land parcel in Tellapur at Kollur Exit 2. Currently, a villa project - My Home Ankura - is on and an apartment project - My Home Tridasa- is launched in November 2020. It is the 1st of set of 3 gated communities. A school, multiplex is also planned in the land parcel. Plans for the rest 250 acres are yet to be announced.

A number of major schools are in this location - Prachin Global, Birla Open Minds, Gaudium, Samishti, Manthan and Indus International.

  6. The area on upper side of railway track contains manufacturing and work center zones. How will be the growth / appreciation being close to railway station and work centers ? Will these areas become dead investment like Patancheru, bachupally ? Or grow like nallagandla, tellapur ?

    1. Hi Anusha,

      The biggest headache currently is the lack of service road connectivity from Kollur to Velimela.
      People want decent connectivity, they don't want dangerously and temporarily built roads for communte.
      Unless the connectivity issue is resolved the movement in this area is going to be slow.
      From a 10 yr view it could be a good bet if the connectivity is resolved.
      Most industries will move out if residential land values are available for their land and government is willing to move the
      classification from industrial to residential.
      You can see the same happening in Sanath Nagar industrial estate where earlier Lodha and now Brigade are planning to build
      large gated communities. With respect ground water polluting chemical and pharmaceutical companies it is a different issue.
      If tomorrow, all the future housing is supported by water supply and borewells are completely banned like in most countries
      where ground water is treated as government property - all industrial areas inside ORR could turn into housing areas.

    Some agents are quoting that Aparna has a land parcel of 600 acres around sark green fields. Some North prime or something. Is this a different land parcel then the velimela?

    1. Yes, brokers keep quoting lot of WIP deals of Aparna, north of Sark Greenfields abutting RR7 extn and even takeover of DSR King's park, which has been a non-starter because of some legal issues, opposite to Western Meadows. Since, there is no news, we shouldn't base our judgement on the rumours. Given the fast maturity of the location, even if they are taken up by Aparna, my guess is they wouldn't be plotting ventures, I foresee Nallagandla 2.0.

    Will there be an underpass or bridge near Kondakal?

    1. Four 100 ft roads are going to connect both sides of the track between ORR and Aparna Western Meadows. Please see the master plan above. My guess is first road near Railway station and third road at Kondakal will see more action and likely to see underpass or overbridge.

  10. Is it good to buy near Mayfair villas or near Lahari resorts comparatively which is better? Also which will be easier to commute to Gachibowli after 5 years

  11. Near to Mayfair is better since it has 200 ft road and connectivity to orr if no other planned roads are come as per master plan.
