Investors seem to have been pushing the limits by going beyond Shankarpalli to Mehtabkhanguda etc. A genuine doubt would be - is there no land in Kollur, Mokila, Bhanur and Patancheru block. For better understanding, I have removed the non-residential areas from this block to present the real land available and allocated by Master Plan 2031. And this block is also flanked by GO 111 lands and Green zones.
Most of the land is already plotted or blocked by real estate industry. If developers need to ride the boom of west Hyderabad, they need to push beyond Shankarpalli, which itself is surrounded by huge swaths of green zones.
I heard adjacent lands of 200ft road from shankarpally to Kandi will converted to R1 zone. Is it true?

Con view - Lofty land prices in the area because of scarcity; buyers stuck with the prices as more land is made available and prices stagnate.
Why going beyond shankarpally ? why not towards south ? Mehtabkhanguda and other places beyond shankarpally are almost same distance as Tukkuguda, Shamshabad. I am wondering why builders are moving beyond shankarpally when there is huge land in south - pedda golconda etc. South is closer to city as well. Am I missing something here ?
ReplyDeleteVery valid question. Value is in South only. Horror stories of 2008 Shamsabad purchases playing mind games, need to step out and rethink the reality. In 13 years, lot of negatives have been addressed - starting from social infra, security, connectivity. But, South is the largest settlement in HMDA Masterplan 2031 so identifying the right location is important. It is an area which might come late to the party but has to come for sure.
