My Home Sayuk - New Project @ Tellapur

 The much delayed Tellapur Technocity changed hands from Tishman consortium to My Home Group in 2018. Now, this supposed to be IT park/ SEZ area, is planned to go the residential way.

Area - 25 acres

12 blocks each with 4 B + G + 39 floors

2 BHK -1350 sqft, 2.5 BHK - 1550 Sqft; 3 BHK - 2260 sqft

Amenities block: 4B + G + 4 floors

Guest Rooms: Stilt + 3 floor (Pujari Quarters) 

Meditation Hall: Ground floor. (Temple)

Units - 3792

    1. Yes, faces RR30 and adjacent to Manthan. Interestingly, all three new My Home Ventures are next to a school/ planned school.

    Sq.m to 9,51,586.31 Sq.m which includes

     12 blocks each with 4 B + G + 39 floors + terrace
     Amenities block: 4B + G + 3 floors + terrace,
     Pujari quarters: Stilt + 3 floors + terrace,
     Temple: Ground floor

  4. Hi admin,
    Could you please suggest which one is a better option from below:
    1. Buying a 3 bhk in tridasa at Rs.6000/- sq ft
    2. Waiting for this new my home new project
    I was asking this because tridasa price now 6000/- is much higher than the launching price 4900/-. We missed buying it at lower price.
    Also this new myhome project may launch at a price 6500/- per sq ft. Ofcourse it is near compared to tridasa. Kindly plesse suggest. Awaiting for your reply.

    1. I would vote for Tridasa when compared to this new project near Tellapur village. My view is Tridasa's location is much better than this project. ORR Transit based development gives an edge to Tridasa compared to other big builder projects in works currently. Price is a relative pointer, look for margin of safety - nobody knows the future. We need to a buy at a level where we will not lose the shirt, no amount of appreciation will compensate the pain caused by a 5% loss. Have zero expectations on future returns and ensure downside is protected.

  5. Is there really so much demand? Each community is being launched with 2-3k flats. Even if we buy at good price, would there be a demand if we plan to resell later especially in areas like Tellapur.

    1. Hi, you pick on two different issues here. 1. Demand and 2. Price. Both are independent. My understanding - demand, yes, exists. Price - are they good enough - according to me - No, especially with the overhang of GO111. But, Tellapur is more insulated from GO111 ripple effects than South Hyderabad (Shamshabad) and North Hyderabad.
