Kollur - Finally emerges as hub for residential activity

Traditionally known for small villa projects mostly by EIPL, Kollur will be seeing a slew of new high-rise launches at the back of the Kollur village settlement in and around Elite Villas. After 5 years of Blossom Heights along with completion of 2bhk government housing scheme last year, the area is ready to welcome new communities. Delhi Public School is progressing well next to Elite Villas and should add to attraction of the area.

  1. Heard about a new project AR Homes in this area. Any feedback on this?
    Will it be good to go with a little unknown builder?

    1. My sincere advice, if it is your first RE purchase, go with established player. The intention is not to start on the wrong foot your RE journey. Unfortunately, lot of new buyers go with unbranded players because of budget reasons. I would advice to the exact reverse - go with branded players for your first purchase. If budget is a constraint, trade down, go for 2.5 bhk instead of 3 bhk. But, if it is an investment decision, do your due diligence and proceed. My comments are not specific to AR Homes.

    1. In the post pandemic world, I would recommend established school based RE investments. The builder has built a decent reputation. The only concern with the location is it is right next to the village. Traffic movement could be slow. Otherwise, price / builder and location wise looks like a good project.

    2. If you want to expand your search in the area around Osman Nagar, you can explore more projects like Muppa Melody (next to Muppa Indraprastha), Anuhar Sun Towers and Bricks CyberWoods. A wild bet could be Ozone Heights, under new builder - Aryamitra, it could be finally seeing the light of the day.

  3. In Kollur area Anuhar Sun Towers is coming up.Is this a good option to invest compared to Tridasa?

    1. Anuhar is a decent builder, most of his projects are in Alkapoor Township. He built last highrise of 12/14 floors in that area. 30 floors will be a first for him. Aesthetics wise he is good like Alekhya. In terms of projects also , he is not overstretched, so I guess it will be a safe bet. But, look at his high rise sales booking and his other projects before committing. I guess he is offered 3,200/- (not sure if it is a all cash deal). It is a good price.

  4. Did anyone buy in Anuhar SunTowers recently and what the price you got for?

  5. Anuhar is 3200 which is all cash deal. They have not got approvals yet, they said they bought the land and approvals in process, it takes 6 months for official launch. Is it safe to invest in this project without approvals ?

    1. Bought the land - Very surprising, given the size and premium land parcel.
      Rs. 3,200 - Even in an all cash deal - very attractive pricing
      Too much 'good to believe' pointers makes me lean on my pessimistic side. Please dig deep.

    3. They have loan option at 5000 per sqft price. What are the pros and cons with outrate vs loan ?

    5. At non-RERA stage there are lot of uncertainties. Suggest to go with regular plan. The pleasure associated with avoiding uncertainity can only be appreciated by people who have burnt their hands in real estate projects. Let's not reinvent the wheel - avoid the pain.

    6. Maximus....even with an established builder there would be uncertainty? According to you how would you rate Anuhar track record in terms of commitment, stick to plan, quality etc. I know he has completed projects in Alkapur on time with the same kind of pre launch offers. Plz shed some light.

    7. This is one of the greatest blessings in terms of my thinking process - post Satyam debacle - nobody is big enough and anybody can fail. So, make all decisions as if everything would go wrong - we have seen developers Axxxx, Axxxxxx, Mxxxx and Pxxxxx, 2 of them - public listed companies with so called audit and scrutiny - take buyers through extreme pain. I have great respect for Anuhar is aesthetics and completion, having said that all builders are trying to move to next orbit and Sun Towers would be equivalent to Anuhar starting 6 new Alkapoor Township type projects at one shot. All pre-launch investors in Anuhar till 2017 made good money.
      Some positives of Sun Towers
      1. Excellent location
      2. Compared to other Alkapoor builders, Anuhar has been conservative - not too stretched.
      3. 3,200/- looks like a price that is bound to deliver similar returns.

      Given, the heated market conditions, I have been advising people to go with normal payment plan post RERA approval. Though I don't like a market which is in FOMO, we need to be cognizant of the bigger picture of Hyderabad - low rates in Pan India basis, Good infra, Tech growing strongly, Jobs added in 100s in most companies in 2020/21, INR depreciation, fiscal issues at central level and money printing which might lead to real scenario where a crore is the new lakh.

    9. Do you think a big cash rich builder is pushing credai and govt against UDS schemes as it is effecting their sales ? RE in hyd has become unaffordable to the middle class, so they are inclining towards UDS/prelaunch which are cheaper. If there are genuine builders who deliver projects under this scheme, it is a boon. But otherwise, it's going to be a disaster.

    10. Could be...particularly when u say the directive is from the "T state government". But if the builder is also of the caliber to manage these regulations he can play it along. Not sure if Anuhar can. Heard that he has good relations with the govts of both Andhra and Telangana.

    11. Anuhar is not registering UDS. They said they will just give sort of agreement for the cash received which is internal between both the parties. Not sure if this is a commonly used approach in pre-launches. It sounds risky.

    12. Down paying 35-40 lakhs is not the game of the people who are thinking about real estate prices going up. Such people don't have 40 lakhs to pay for such a scheme. I think most of the people who can down pay 35 - 40 lakhs in expectation of 100% return in 3 yrs, without much security in terms of approvals and timelines, are basically investors and not end users. Higher the risk - higher the return. Sometimes Risk wins, sometimes Return wins.

      I don't know what is on news as I don't have a TV connection. After reading some questions, I started watching some news items on TV9 backed by My Home group on Youtube. I was surprised to see names of two companies which I have been expressing my reservations with my friends feature there. After seeing the names of the companies I believe the pursuit by TV9 is justified. I don't doubt intentions of the channel promoter in this case. He is trying to protect the consumer and trying to stop poisoning of the Hyd RE scene.

      New to Hyderabad company (almost nil track record in Hyd) announcing multiple projects in pre-launch - A company burnt badly in Amaravati market with several projects stuck in the middle. Danger lights blinking all over the story.

    13. Yes. They say it's only a promissory note for the money. No mention of the flat or tower u r taking. Kind of notes done by loan sharks. So, my cousin says this is the new norm to duck the govt radar.
