    1. The developer is very new to the market and has only one delivered project. The project was delivered in a timely manner and location is good. The new project is also located at the same location. But, frankly, according to me, the credibility of the builder is built after 2/3 years of hand over - the processes, systems and culture fostered by him and passed on to the association. A building cannot be evaluated just on the quality of flooring, strength of the building etc. but by the livability, happy faces and culture developed by the builder. Many builders don't grasp this subtle aspect of building the brand and for most it is a commercial transaction. Based on these factors, Honer homes has no track record, according to me and hence no opinion on whether he can deliver a not only a quality but happy product. Better walk into Vivantis and talk to occupants about their impression of the developer.

      P.S.: A red flag for me is the builder's use of a big brand name who acted as project management consultants in huge font to buy credibility for the project.

    3. Frankly, I have struggled to figure out the value proposition of Kismatpur location and build a connect with price and value offered. Budwel IT park was a good trigger but with post Covid office market situation, not sure the decentralization of IT parks around the city concept has any takers. But, the neighbourhood concept of Boulderwoods looks interesting and could add value to all communities in the integrated layout.
