There is a railway track just behind this property. Can we still buy it ? Will there be too much noise/disturbance with railway track ? Will we be able to resale later ? Will there be buyers willing to buy it because of the railway track ?
ReplyDeleteThe track is adjacent to the property. The problem is mostly to do with trains honking rather than trains passing by. The other side of the track is ICRISAT and as trains leave Tellapur station to Nagulapalli station they could honk if they see a risk of people crossing tracks. Here, there no such opportunity. Most of the crossing will happen at Tellapur station and the honks can be heared from the property. The chances that trains will honk next to the property is low. They are planning a total of 8,000 flats as part of 3 gated communities, all along the track.
DeleteAlso, check if the builder is providing sound proof windows and sliding doors. These fittings are very common in new projects.

ReplyDeleteI would recommend. It will be Nallagandla extension through radial road no. 7. The tellapur MMTS will be 2 km away. The ORR will be 1 km away. I will classify the project as one with unmatched connectivity.

ReplyDeleteThe track next to the project is of Indian railways. Currently, all passenger and goods train ply the route. CONCOR has a large container terminal at Nagulapalli which is 7 km away from Tellapur on the other side of ORR. And, is likely to be converted into a interstate terminal moving all trains from Lingampalli to Nagulapalli. SCR wants to decongest Secunderabad by adding Nagulapalli and Cherlapally on either side of the city as terminals for long distance trains. MMTS, currently limited to Tellapur, has plans to go up to Shankarpalle.

Check any demo flat of Aparna like Zenith to understand how far the sound and light can be cut through these windows and doors. If convinced, the other things are well positioned for this venture.

DeleteNo, Zenith is not close to a railway track. You could check how effective are these new age windows and doors in cutting noise by checking them at a model flat. Just to observe the degree of sound insulation provided.

DeleteDec 2023 is 3+ years from now. How do you guys see the area developing in 3 years from now ? What about industrial pollution and chemical odour from PAtancheru which is pretty close to the site ?
ReplyDeleteIf you are staying in West Hyderabad, Gachibowli, HiTec City, Nallagandla, Miyapur or Kondapur - there is no escape from Pashamaylaram (Patancheru) and Bachupally chemical odour. And, Tellapur is not an exception. Options towards Kismatpur, Rajendranagar and TSPA could be considered to avoid these odours. Compared to 15 years ago, the problem has come down substantially but the problem persists. The area close to Kollur exit could evolve very well based on its strategic location and huge land parcel of 400 acres held by My Home. It gives several options to develop peripheral ecosystem like hospitals, schools, shopping and entertainment establishments. The road further goes into the Mokila villa belt and likely pick up of nagulapalli satellite station and Tellapur MMTS could be a bonus for people movement.

ReplyDeleteThe project completion and hand over is early 2024. If the radial road 7 is completed by start of Summer 2021, the traffic build up will be huge as Kollur exit is the closest to BHEL, Nallagandla and Chandanagar belt. Tellapur MMTS is just 1.5 km away. Yes, all these are future possibilities, so inquiry about Radial road 7 completion and plan accordingly. If the builder had no confidence on the road being complete in 1 yr, he would not bet on the project being released for sale. It will be a disaster. And, the buyers are definitely getting at least 500 off per sqft based on poor road connectivity right now.

ReplyDeleteIf you are going to live here, better to convince yourself of livability and lovability of the project before considering price. If an investment, 4,950/- is a fair price. Your installment payments + related interest will take the landing price in early 2024 to approx 5,700/- per sq ft.

My personal approach is review 100 options before committing.
DeleteIt will take time but it is worth because of the quantum of money that will be locked into the decision.
Most will not get a chance to step back without getting financial hurt.
If a project is of your liking spend 2 weeks considering all probabilities with an open mind.
If the project doesn't fit in your criteria, you will knock it off in 30 mins.
Better to collect all negatives and research.
If you could strike down the negatives as something not very significant in your personal view, you could step forward.
Coming to Exit 2 ORR story - some factors to consider - My Home holds 400 acres here - 75 acres villas, 65 acres 3 apartment communities amongst which Tridasa is the first one in 21 acres.
Net net about 8000 apartments and 600 villas - by 2026.
A population of about 30,000 people.
Mall multiplex, Temple and School are already earmarked in the same area.
Another 250 acres is left for mixed use or residential development towards Nallagandla-Tellapur.
The arguement that it is far from workplaces has weekend in the post COVID scenario.
Any self sustaining area with all social options are in contention from Gachibowli and Hitec city anchored residential locations.
I would recommend personally (pricing + builders financial standing + brand + future potential) but the decision is yours to make.

DeleteYou can take a block away from tracks like tower 1 ...as I have taken... inside the apartment the sound would be minimal according to the my home tridasa director...but you might still hear it outside

The focus currently is Kokapet, nothing in Tellapur or Osmannagar moving. ORR Kollur exit gives speed access to Gachibowli and Kokapet, which are 10 km away (currently a 15 min ride). Probable plans for the location can be found here.

@7.25% finance the landed price for sqft in 2023 will be 116% of 4,950/- so approx 5,750/-
13th floor is not a major hurdle for now that is why builder is going with it otherwise he could played tricks like 14A and 14 for 13th and 14th floors. If you could avoid that is the best case.
Hi. I am in a dilemma whether to invest in My Home Tridasa project. It is for the purpose of living. Could someone help me out with the pros and cons? As far as I know the soft launch happened in Oct 2020 but the builders are not sure about the official launch. What are the development prospects of that area? Appreciate your help in advance.
ReplyDeleteYou would need to collect all the information to make the decision. I would advice to ask specific questions troubling you and seek opinions to could help you make a decision. For e.g., some concerns discussed earlier are about railway track, connectivity and pollution from Patancheru belt.

DeleteThey are not really interested to negotiate on the current pre-launch price of 4950/sft. The guy at the site said, TS govt will finish the work for RR7 withing 6 months but laughed and said since its govt timeline, there were anticipating completion in a years time.
I guess development would come to that area in next 2 to 3 years. My home has around 300 acres land in this area. They have plans for school, a mall with multiplex by 2025 and might start another community project in a years time. you can buy the apartment as my home is among the better builders in Hyderabad and generally buyers see the property prices going upwards in their projects.

ReplyDeleteThis appears to be a promising venture considering that it is 8KM from BHEL (after RR-7 completion) and on ORR. It is strategically at a very good location in my opinion. If you are working in IT (in and around Gachibowli), commute to office will be easy.
ReplyDeleteRR-7 is a mind cooler - a connection to the nearest established settlements and old office routes. But, the real deal is the non-stop express access to Financial District and Kokapet through ORR.
DeleteYes. RR-7 connectivity to BHEL is a real deal in case of local visitors/relatives (coming from near by towns) - BHEL is having a better connectivity from JBS, MGBS and MMTS.

ReplyDeleteFor self occupation - suggest to pick bargains from resale or if time is needed then gated communities on ORR. Premium paid for walk to work housing is facing huge challenges.

Rents coming down by 10% in the city and upto 15% around IT areas - true
WFH for 50% of staff from IT and BPO industries - true
Resale flats available at good bargains - partially true
Lot of unsold flats available from builders - not sure because the launches themselves over last 3 years have been measured
The above facts are known, going forward, the ability to decipher the unknown and apply second order thinking in terms of how 2022-23 would look like will help in making the decision on what are the odds of the buy succeeding. We have the option of always waiting for 12 months to avoid any anxiety.
My thoughts - WFH would see major adoption from services companies
Startups and small product companies could insist on higher in-office presence
WFH would expand housing to suburbs where coming into office for 2/3 days a week would still mean employees need to stay in the city
Access to quality schooling would bring focus on housing around good schools as importance of proximity to office goes down
Young still want entertainment options and value freedom of staying away from home
Most importantly, public memory is short

DeleteThe price has been moved to 5,100 from 4,950/- in the last 3 months. My understanding is like Aparna, My Home is fixed on their Rs. 100/- system and not budging much. Only input I can provide is the Nallagandla main road is in midst of a major expansion and along with Radial road 7 that takes you to Tridasa. Work has been speeded up after GHMC elections. You could reach Tridasa from Aparna Sarovar in 20 mins by October 2021 a distance of 7.5 km.

ReplyDeleteMy relatives in a different city in Telangana and their house was built ~40 years ago close to train track at a distance less than 400ft and no issues at all so far. Some trains go at faster speeds where there is no stop and most of trains has less speeds as they have a stop in the city. Even trains noise levels didn’t have much disturbance when I lived there during my childhood summers but you could definitely here the sounds and the problem arises when the trains honk

ReplyDeleteI would guess, his reference is to age old carpenter working on site model, which leads to lot of noise. And, they want to avoid the complaints after most people check in. Relatively new practice. But, with factory fitted model onsite work/time is coming down dramatically.
